  • Some agents will tell YOU what YOU want to hear. I will be very candid and honest with YOU, even if it’s not what YOU want to hear.
  • I will guide YOU through the selling process, contract negotiations & offer exclusive services from our Homelink service division…
  • I will prepare a detailed estimated proceeds sheet itemizing YOUR selling expenses and net proceeds.

If an agent is actively searching for a listing with the special features that your home provides, it is conceivable that YOUR home will be shown within a few days or possibly the first day. However, sometimes the market moves slower, so don’t be alarmed if we don’t get a showing immediately.

  • Showings will be set up by Centralized Showing Services. They will call YOU to set up a time or leave a message depending on YOUR instructions to us. We request that YOU are given at least 24 hours notice, but we will call anyway if an agent wants to try to show with shorter notice just in case YOU can accommodate the showing.

Please understand that sometimes agents cannot be at YOUR home at the time they have stated. Sometimes their customer is late, or they stay longer at one house, throwing the agent’s schedule off. If YOU are experiencing a large number of ―no shows, ‖ please let me know so I can try to solve the problem. It is important to remember most agents show more than one house to buyers. If YOU ask the agent to reschedule YOU may lose the showing as the buyer may be from out of town or unable to come back. Also, more buyers feel more comfortable when the owners are not at home so they can talk directly to their agent.

  • It is a professional courtesy for agents that have shown your home to provide feedback from their buyers. My team and I will call and email the agent that has shown your home after the showing. If showings occur late Friday, Saturday or Sunday, I will call the following Monday for feedback (unless and offer is received, then I will be notified and call you right away). We will make every effort to get feedback to you, however, not all agents will respond promptly and some won’t respond at all unfortunately.

We have a great system in place to automatically email the buyers agent up to three times requesting feedback. We will also call twice if they do not respond to our email request. If they have not responded after these attempts, we will call it a lost cause and assume there is no interest. The feedback you receive is a true accounting of what the agent tells us.

This does not necessarily reflect our opinion, but many times does reflect the market’s opinion. Please do not take offense at any negative comments as the reaction to these comments may bring you a quicker sale.

  • HOW OFTEN WILL I PERSONALLY SHOW YOUR HOME? Many homeowners use this as a barometer to judge whether an agent is doing a good job. Most of my buyers come from three sources: the sign, internet advertising and referrals. Buyers that call from the sign and from the ads are often not in the price range, or the home is not in the right location which would prevent me from showing your home.

However, be assured that if the prospect fits, I will be showing your home. The Tucker Company has approximately 800 agents in the metro Indianapolis area and we do sell a high percentage of our own listings. I may not be the agent that sells your home, but I will be the reason it sells!

The Purpose of Feedback

After your home is shown I make every effort to call & email the showing agent within 24 hours so we can get feedback from them about the showing quality of your property. I will email and call up to four times and if the agent chooses to not respond, I stop trying.

It is helpful to hear what each prospective buyer thinks about the property. I like to jog the agent’s memory about the house so that we may be able to get a second showing. I will also answer any questions or concerns the buyer expressed so the house will be reconsidered. If there are any negative comments, please know I will always do my best to tackle those objectives.

Interpreting Feedback

When an agent says: The agent means:
The buyer thought the house was too small. The buyer found larger homes for the same price.
They liked the house, but bought another one. They found other houses that were better values.
They liked the home, but bought a new home. Buyers will pay 10-15% more for a new home.
They didn’t like the carpet. The seller should replace carpet due to age or color.
They thought the yard was too small. They found other homes with larger yards.
The street was too busy… They found others on quieter streets.
They didn’t like the floor plan. They didn’t like the floor plan.

I believe that the best way to establish a realistic listing price for your house will be a team effort with you and me. Once I spend the allotted time and number of hours it takes to research and prepare a Comparative Market Analysis, then together we will agree on an initial pricing strategy and follow it through as the market dictates.

In some cases, you may not agree with my professional pricing recommendation, which will always be based on real time market activities. Please note that in some cases I am open to “testing the market” if you feel that my recommended price does not meet your expectations.
